The project's main challenge was to make 3260 Guénette Street a multi-tenant building standing out from industrial structures of the same type so as to attract upscale clients. Tenants include CAE Healthcare, the Kia Motors training centre and VF Oudoor Canada Inc. High-quality brick and metal panels, highlighting the upper-floor windows, form the façade in a balanced way. The introduction of lively shapes and colours strengthens each tenant’s visual identity. 


Special attention was paid to energy-saving measures to reduce tenants’ annual costs and to help them obtain LEED certification more easily. Roof and wall insulation is another effective measure, along with the use of low-emission glass. VF Outdoor Canada Inc.has obtained LEED-CI SILVER certification for its indoor facilities at 3260 Guénette Street.
